Scope Statement
Project Objective
To convert an unfinished basement into a high-quality finished and furnished basement at minimum costs
Deliverables
- Main habitable room of not less than 120 square feet
- Other habitable rooms with an area not less than 70 square feet
- A fully plumbed basement with up to standard electrical installation
- Living room furnishing including heating services
- A well-ventilated and waterproof basement with fire response system
Milestones
- inspection and approval of underground plumbing prior to placement of floor sheathing within the first week
- inspection of electrical slab prior to placement of concrete in the first week
- insulation of exterior basement walls, and interior in the second week
- Completing furnaces and water heaters that are 30” by 30” off the wall – third week
- Dry in, framing, plumbing completion, sheathing, mechanical and passing of all inspections – fourth and fifth week
- furnishing the basement – seventh week
Technical Requirements
- the basement must meet all the local building codes that apply to a basement
- fire blocking will be provided at all concealed spaces between stud walls including partitions, at all interconnections at vertical and horizontal spaces and around vents and ducts
- the basement shall have emergency and aggress options that include windows opening directly to the outside, doors opening directly to the outside and all of the aggress windows and doors must open from inside without any technical requirements
Exclusions
- the basement shall be finished according to the earlier design provided by the customer
- air conditioning equipment are not included in the budget
- the contractor reserves the right to subcontract
- contractor is responsible for contracting out services
- work at the site shall be limited to Monday through Friday starting 8.00 A.M to 6.00 P.M
Constraints
- the main constrain for completing the basement is the topography of the area
- finishing within the time limit of the customer
Assumptions
- it is assumed that no difficulties encountered shall require altering of the budget
- it is also assumed that the customer will provide the furnishing and fixtures of his or her choice or provide funds and recommendations to the contractor
